About 76,000 residents, and a city that's been quietly improving for a decade. The downtown is small but has actual restaurants and a marina; the newer neighborhoods — San Marco especially — offer genuinely affordable new(ish) construction for families priced out of the central county.

Is Pittsburg safe?
Depends heavily on the block. San Marco, Vista del Mar, and the newer Oak Hills pockets are genuinely quiet and family-friendly. Parts of the older central area still have challenges. I walk every candidate with you and am upfront about which ones matter.
What's the commute?
eBART at the Pittsburg Center / Pittsburg-Bay Point stations makes the BART-to-SF commute feasible — 50 min to Embarcadero if you get a good connection. Driving 680/24 is 60+ in traffic.
Why is Pittsburg cheaper than Concord?
Further from central Contra Costa, smaller downtown, school scores lag. The trade-off can be great — you get a 3-4 bedroom detached home for what buys a 2-bedroom condo in WC. For many first-time buyers, it's the right call.
