New-construction pricing in San Marco has stepped up sharply — current Capri at San Marco (Discovery Homes) and Siena at San Marco (Seeno) phases list $970K to $1.099M+ for 2,380–3,415 sqft floorplans. Established 2000s–2010s resale stock in the wider San Marco footprint trades roughly $660K–$780K, which is where many of my first-time buyers land.
The community has planned parks (Bay Point Regional, Sand Creek Open Space nearby), a Safeway-anchored shopping center, and a feel that's quieter than older Pittsburg. Worth walking at different times of day — I do this with every buyer.
