Ygnacio Valley stretches across the eastern part of Concord in zip 94521 and bordering 94518, following Ygnacio Valley Road. Post-war ranch homes, newer subdivisions, and Ygnacio Valley High School define this area.
The housing stock is mostly 1970s–1990s single-family — 3 and 4 bedrooms, 2,000–2,800 sqft, on modestly-sized lots. Median around $895K. Some higher-end pockets sit at $1.2M+ (especially toward Crystyl Ranch).
Ygnacio Valley High is the high-school anchor for most of this area — solid public option, full IB/AP offerings, and strong athletics. Several elementary and middle schools feed into it.
The Ygnacio Valley Road corridor also has most of Concord's big-box retail and daily errands infrastructure — Trader Joe's, Safeway, Sprouts. Convenient but loud in spots; I walk the quieter blocks with buyers.
