Monument Corridor runs along Monument Boulevard through Concord's 94520 — the densest residential pocket of the city, with Concord's largest Spanish-speaking community and housing stock that's genuinely accessible to first-time buyers.
The housing stock here is older than elsewhere in Concord — 1950s and 1960s single-story ranch, smaller duplexes, and a growing condo inventory. Median around $540K for SFH, with 3-bedroom options in the $480K range.
Monument Corridor is also the heart of Concord's Latino community — taquerías, panaderías, Spanish-language services, and schools with strong bilingual programs (Monument Impact, various ELD tracks in MDUSD). Many of my first-time Spanish-speaking buyers look here first.
The honest tradeoff: some blocks have deferred maintenance and aging infrastructure. I walk every candidate home at different times of day so you get a real feel before offering. There are great deals here and some blocks to avoid — I know which are which.
